M/Group is a diversified and progressive boutique property company with a long and proud history of contribution to high profile heritage and revitalisation projects across the State of Western Australia. 

With over 20 years of experience in the property sector, M/Group has undertaken and managed development and investment projects with a combined value exceeding $1 billion. We look forward to presenting our latest investment opportunity.

  •  The property comprises of 8,237m2 of zoned Industrial Land.
  • The property is 28km South East of Perth CBD, located near Armadale, which is considered Strategic Metropolitan Activity Centre.
  • The development plan involves the construction of purpose-built buildings for a Fuel Station, Bakery, Car Wash and Automotive use.
  • The Trust will develop and hold this Strategic Property asset.

 

Investment Highlights:

ATTRACTIVE YIELD FOLLOWING DEVELOPMENT

The Trust is targeting regular distributions averaging 7.5% per annum (annualised, after fees and before tax) commencing on
completion of construcion and commencement of the leases (after any rent-free periods).

 

HIGH EXPOSURE LOCATION

The Property is located on South Western Highway, WA. Main Roads has identifi ed a traffi c volume of over 20,000 vehicles per day on this road.

 

NO DEBT ON ACQUISITION

The Trust has been structured to acquire the Property without debt mitigating initial signifi cant investment risk (which assumes the target subscription amount is raised). The Trust intends to acquire the Property outright using the equity raised under this Offer.

 

TAX DEFERRED DISTRIBUTIONS

As the proposed buildings will be newly constructed there will be signifi cant Capital Works Deduction once distributions commence, providing valuable tax advantaged distributions to Investors during the term of the Trust.

 

PRE-COMMITTED NATIONAL RETAILERS

Lease pre-commitments have already been obtained for 50% of the tenancies which relates to 72% of the target income of the Project in the form of conditional Offer to Leases signed with leading National Tenants including 7-Eleven and Banjo’s Bakery.

 

FAST GROWING RESIDENTIAL POPULATION

The City of Armadale is the 4th fastest local government in WA and the population in the area is expected to grow from approximately 106,000 to 138,000 by 2036.

 

STRONG TRANSPORT LINK
