The Trust has been structured to acquire the Property without debt mitigating initial signifi cant investment risk (which assumes the target subscription amount is raised). The Trust intends to acquire the Property outright using the equity raised under this Offer.
As the proposed buildings will be newly constructed there will be signifi cant Capital Works Deduction once distributions commence, providing valuable tax advantaged distributions to Investors during the term of the Trust.
Lease pre-commitments have already been obtained for 50% of the tenancies which relates to 72% of the target income of the Project in the form of conditional Offer to Leases signed with leading National Tenants including 7-Eleven and Banjo’s Bakery.
The City of Armadale is the 4th fastest local government in WA and the population in the area is expected to grow from approximately 106,000 to 138,000 by 2036.
